This property is situated on the block across the street from Safeway grocery store and half block from a large Walgreens offering immense potential for development, with zoning that allows up to 60 feet of vertical construction, ideal for a mixed-use project. The CB zone is designed to support a vibrant blend of retail stores, personal services, offices, and other commercial activities, while also accommodating higher-density multi-family residential units.

Location Summary

Shoreline is Seattle’s closest neighbor to the North.

The two cities are basically linked together

with minimal physical or geographical barrier in

between. This is why Shoreline is appealing

for commuters and anyone who wants to claim

“North Seattle” as their home.

Shoreline has a unique history and character

derived from original settlements dating back to

the late 1800s. The quality that brought early settlers to the area remains the same to this day: location.

The City of Shoreline offers classic Puget Sound beauty and the convenience of suburban living with the attractions of nearby urban opportunities. From stunning views of Puget Sound to many community activities such as indoor swimming, nature trails and beach access, Shoreline’s more than 400 acres of park land and open space offer a variety of recreation and outdoor experiences.

The city recently invested $18.5 million to improve its parks, which include saltwater shoreline, a botanical garden, an interurban trail and hiking trails, and newly improved athletic felds, courts and playgrounds. Shoreline shares its south border with Seattle and downtown Seattle is approximately 9 miles away.

Public transportation is readily available and easy to access. Metro Transit, Community Transit and Sound Transit all provide services to the surrounding communities and to the central business district.

PROJECTS

Sound Transit Link Lightrail

The Northgate Link Extension connects the Northgate, Roosevelt, and U District neighborhoods to downtown Seattle and the airport. The elevated station is located east of 1st Ave NE, spanning NE 103rd Street, with the Northgate Transit Center to the south, serving as a hub for accessing the mixed-use complex known as Northgate Station. This development includes retail spaces, office buildings, residential units, and the Kraken Community Iceplex, the training center for the Seattle Kraken NHL team. Northgate Station is part of a larger effort to create a transit-oriented community around the new Northgate Link Light Rail Station, establishing it as a hub for transportation, business, and recreation.

The Sound Transit Lynnwood Link Extension Light Rail Project provides riders with a fast, frequent, and reliable connection through some of the worst traffic congestion in Washington State. This extension includes four new light rail stations from Northgate to Lynnwood along the I-5 corridor, two of which are located in Shoreline—one at 148th Street and the other at 185th Street. These stations provide access to the Northgate Station, bus transfers at the transit center, adjacent park-and-ride facilities, North Seattle College, and nearby homes and businesses.

Daily projections estimate between 63,000 and 74,000 riders each weekday by the year 2035. With trains arriving every 4 to 5 minutes, riders experience a 16-minute commute from the station at 145th to downtown Seattle, saving approximately 14 to 16 minutes during peak morning commute times.
